This $3.49 million home in Ocean City could be yours

A house in Ocean City is on the market for nearly $3.5 million. If sold for that amount, it would break the record for the highest selling home in Worcester County.

The property, located at 317 S. Heron Gull Court, was first listed in April for $3.89 million, but the price was reduced a few months later in August to $3.49 million, according to Coldwell Banker.

Although the house has been for sale for several months, the offseason is typically when luxury homes like this one will sell, said Nancy Reither, the Coldwell Banker listing agent for the property.

"The economy is good right now," Reither said. "Also, a lot of people are finding that Ocean City, Maryland, has more reasonable taxes than New Jersey or New York."

This beautiful Ocean City home located at 317 S. Heron Gull Ct. The home is 6,454 square feet. It has six bedrooms and five full bathrooms. Its available for 3.4 million dollars.

Built in 2009, the six-bedroom house has 6,454 square feet and sits right on the bay with a view of the water from almost every room. In addition to seven bathrooms, the house has a three-car attached garage, an expansive Brazilian mahogany deck and multiple balconies.

The property also has a professional chef's kitchen with granite countertops, custom handmade cabinetry, modern appliances, a BBQ lanai and a walk-in pantry.

A geothermal cooling and heating system is installed throughout the home, which features five fireplaces as well. The house also has access to a pier with a 10-ton boat lift and rare deep water access to the Big Assawoman Bay.

Right next door to this property, at 319 S. Heron Gull Court, is the current record-holder for highest selling house in the county. The neighboring home has sold for $3.2 million twice — once in January 2013 and again in September 2015.

Heron Harbour is a neighborhood in Ocean City known for its luxury homes and amenities. Residents of the community have access to two outdoor pools, a children's pool, a fitness center, a social room, a sauna, a locker room, two tennis courts and multiple piers.

A few showings have been held for the $3.49 million home so far and more are planned for the future, Reither said.

"The property is starting to get more interest now. Heron Harbour really has unmatched amenities. People really want this luxury lifestyle now," Reither said.
